Scheduling for the building was a critical function of the overall success of the project. After schematic design, the project was put on hold while additional funds were secured and some redesign occurred to accommodate academic needs. Once approved for construction, the opening date, determined by the academic calendar, drove the schedule. We recommended a fast track schedule and created separate bid packages for earthwork, foundation walls, and the purchase of structural steel. Schedules are always fluid and need to change for various reasons. With multiple contractors on site, we held meetings to help them to coordinate material delivery times and work out availability to specific areas in order for them to complete their work. By aggressively monitoring it, we were able to reduce the overall schedule by 3 months and achieved the owner’s desired move-in date.
