The Lakeway team leveraged prefabrication and other strategies to finish the project as much as eight weeks early. Shop drawings were detailed specifically to allow panelization of the curtainwall. An important consideration for any offsite premanufactured panelized system is to make it the core of the skin design—to build around the panelized system and push the flexibility in the products that adjoin it. For Lakeway, the other elements included precast and metal panels; the curtainwall manufacturer provided the embeds to other skin system suppliers to enable material connection points. With water intrusion a key consideration, waterproofing measures were also installed in the shop increasing speed, quality and safety on the jobsite. The connections between panels were the only tasks performed in the field. This panelized approach meant fewer variables to manage onsite, allowed for more economical and better-controlled testing, improved the schedule, reduced site congestion and saved associated crane costs.
