SODO

SODO is a 700,000 sf mixed-use urban center with retail, multi-level office space, and residential units – all constructed simultaneously by 3 different general contractors on a very compact 20 acre site. Hoar constructed a parking deck and the multi-tenant retail and office facility, and was responsible for all site coordination. To manage site logistics, maintain safety, and meet the needs of each general contractor, Hoar staffed the project with an experienced project director who was assisted by six superintendents. There was very little lay-down room. Access, scaffolding, crane placement (at one point there were 6 cranes on site), and material deliveries had to be choreographed. The rate of vertical construction and application of exterior finishes varied due to the buildings’ design requirements. It was a challenge to sequence work to accommodate everyone on-site, but Hoar successfully worked with the other contractors, the local building officials, and the owner to complete and open the project as planned.
