Renaissance at Colony Park

The underlying soil material at the Renaissance at Colony Park project site is Yazoo clay, a highly expansive material that is adversely affected by moisture. In addition, the overlying material at the site turned to powder when dry but acts like clay when wet. It gets very soft and slick with the least amount of water and takes days to dry to acceptable working conditions. Maneuvering around the site in these conditions was very difficult. Hoar recognized that normal weather delays due to rain would be extended because of the clay soils. Any activity that required compacted sub-grade such as installation of paving, foundations and slabs would be affected. To avoid further delays Hoar installed four inches of asphalt base on the two main streets. This allowed us to install the main street pavers as well as other hardscape elements in time to meet the owner’s Grand Opening date as planned.
