LaCenterra was planned around a water feature in the "town square" which the owner wanted to mimic a Texas stream. The main entrance also anticipated a significant water feature. Neither was designed at the time the GMP was finalized—the owner knew he really didn't have the budget, so he waited to see how much could be recovered in savings for this element of the project. Hoar worked closely with the design team to identify the set-aside amount for the water features, committed to the amount and executed a separate design-build package for them that still fit within the overall project budget and did not delay the opening.
