A year after the start of work and 6 months after the condo structure began, the client decided he needed to customize or allow for the customization of the condominium units. The original plan from the owner allowed for each of the 92 condo unit purchasers to select 1 of 5 finish schemes including flooring, kitchen and bath fixtures, cabinets and counter tops, lighting, and paint colors. This was the basis for all preliminary budgets, and initial subcontracts. Matrixes had been designed to track the cost differences between the 5 schemes for each of the 13 different size units. Responding to this change, Hoar brought in additional Project Management and Field staff to address the pricing, submittal and field coordination for this change. Hoar even assisted the client and their sales staff in meeting with condo owners and prospective buyers to price options and do individual value engineering lists.
